There are many options with regard to property. These are lease agreements, usufruct registration or superficies where you own the house but lease the land. There are a number of options so take legal advice before you sign any agreements.
Getting your marriage registered in Thailand can be a very frustrating excise as you need a Letter of No Impediment from your Embassy in Bangkok. You also need to have this certified by the Thai Department of Foreign Affairs and then these all need to be registered at the local district office. Note that if you are going to register a prenuptial agreement that it needs to be registered at the same time as the marriage. There also the marriage requirements in Thailand which needs to be looked at. Note that you can apply for a marriage visa for Thailand once this is done.
You can also apply for an Australian Spouse visa in Thailand. Most foreigners hire a law firm in Bangkok or in Phuket to register their marriage and then apply for an Australian visa for their Thai wife. If you are engaged to get married then you can also apply for an Australian Fiancée visa. You can also have your prenuptial agreement drafted in Thailand which is valid in both Thailand and Australia.
Older than 50 years then you can retire in Thailand if you can meet the financial requirements. Note that the application process starts at the Thai Embassy in your country and once you enter Thailand you will have 90 days to extend you visa for 12 months. The process takes 30 days to complete so ensure that you have all the correct paperwork.
